What is an Investment Plan?

Our Investment Plan 2025 to 2028 shares our plans to invest in our customers’ homes. This can include new bathrooms and kitchens or replacing windows and doors. This is different to repairs and maintenance.

How do you decide which homes need investment? 

We survey around 20% of homes each year to make sure the information we hold is up to date and accurate. These surveys also help us to plan when we should improve or replace a kitchen, bathroom or boiler in a home and look at any sustainability improvements that might be needed, like improved insulation. 

When will my kitchen be upgraded?

We look at all our home surveys to make sure we’re fair when deciding which homes should be included in our investment programmes.

We then contact all customers who are due to have a kitchen installed in the next 12 months. You’ll receive a letter explaining that your kitchen is due to be replaced and you’ll need to let us know if you want to be a part of the programme. 

Why is my neighbour getting a new kitchen and I’m not?

All homes are different – even ones right next to each other! When considering when a kitchen should be replaced, we think about how old the home is, whether the tenancy has just ended or if there is accidental damage. We also look at our home surveys. We use all this information and more to decide which homes to include in our investment plans. This ensures we’re being fair to all our customers.

I don’t want a new kitchen – can I opt out?

When you get a letter from us about upgrading your kitchen please let us know if you want to opt out and we can talk to you about this. 

Can I have a drive installed?

Sometimes as part of our investment plans we improve the environment of estates, which includes creating drives and off-street parking. This can make access easier on narrow streets and make the street a safer place for people to walk.  

If your home is part of an upcoming investment plan for this, we’ll let you know. 

You can ask for our permission if you want to install a drive for your home yourself. You can fill out a form and find out more on our website.  

What if I have just decorated, will I be offered decoration vouchers?

We will plaster any areas in your kitchen or bathroom affected by the replacement work. We only offer decoration vouchers if a home has had a full re-wire or if there has been any accidental damage.

What does “all dates are subject to change” mean? 

Investment programmes have a lot of stages to go through before work can start. This means dates can change without much notice as we work through these stages. We will keep you informed and be clear about any date changes that are made.
