As the leading provider of homes with positive impact across Yorkshire and the north of England, we help to transform the lives of everyone living in our 33,000 homes. Since we were established in 2005, we've built or acquired 4,000 homes across Yorkshire.
We want to provide more homes to more people in more places, giving all our customers a home to be proud of.
We're proud to maintain Homes England Investment Partner status and continue with our strategic partnerships with Homes England. We develop our new homes by working in partnership with local authorities, other social housing providers and private developers. Our homes are built for both rent to Homesearch members and for sale through shared ownership.
By growing our communities, we’re building new homes and building opportunity too. We aim to deliver 10,000 homes over the next 10 years to provide more affordable homes for more people who need them, with the goal to have 45,000 homes by 2035.

Leeds
Saxton Heights
Developed by United Living, this high rise building includes 207 apartments over 20 storeys ranging from one to four bedroom apartments all available for affordable rent. This is our biggest project to date with an investment of £42 million and includes four apartments suitable for customers who need wheelchair accessibility. It’s been supported by Homes England and the West Yorkshire Combined Authority.

St Mary's Field
This is a first of its kind partnership where Taylor Wimpey is providing all 135 homes on the development exclusively for us! There is a mix of two, three and four bedroom homes with a mix of tenure types including shared ownership, Rent to Buy and affordable rent.

Kinsley
Tombridge Crescent
This new development of 27 homes, developed by Hoober Urban Partnerships, including bungalows as well as two and three bedroom homes, all available for affordable rent. With an overall investment of £5million, these homes were built alongside improvements to 100 of our existing homes. The regeneration of the area was shortlisted for Regeneration Scheme of the Year at the Northern Housing Awards in 2025 and Best Regeneration Project (101 to 500 homes) at the Inside Housing Development Awards 2025.
Wakefield
Heathlands
Completed in early 2024, Heathlands included an investment of £15 million to build 77 homes for a mix of affordable rent and shared ownership. These were a collection of two, three and four bedroom homes.

Acquisition from Sage Homes
A major acquisition of 390 homes from Sage Homes, England’s largest provider of newly built affordable homes for the last four years. This is our first major acquisition since we announced our plans to invest £303 million in new homes.
