To get started your solicitor must request a LPE1 form for you.  

What’s the LPE1 form and why is it important?

Your solicitor will request the LPE1 form and it’s sent to the landlord or managing agent during the conveyancing process. It asks questions about service charges, ground rent, insurance, planned works and anything else to do with the building.

This information helps buyers decide whether to go ahead with the purchase. You should carefully review the replies and raise any concerns with your solicitor.

Want to extend your lease?

To extend a lease, you’ll pay a price set out in the Leasehold Reform, Housing and Urban Development Act 1993.

To start, you must work with a solicitor and we recommend hiring one experienced in lease extensions. A valuer would then provide an estimate of costs and the solicitor will provide a section 42 notice to the freeholder. The process has started once the section 42 notice is issued.  

On top of the cost of buying the extra years on your lease, you have to pay:

  • The costs of getting legal advice from your solicitor
  • The lease extension valuation report from a surveyor
  • The freeholder’s reasonable legal and valuation costs
  • Land Registry fees
